The newest report from global real estate services firm Cushman & Wakefield provides an overview of the warehouse market in the Łódź region, which boasts a unique variety of warehouse tenants, the only motorway orbital route in Poland that is expected to boost the growth of e-commerce, and modern industrial facilities attracting global market players. Furthermore, according to the report “Tailor Your Business in Łódź. Warehouse & Production Market in Central Poland”, land secured in the region by developers offers 2.5 million sq m of warehouse development opportunities.
Łódź’s warehouse market claims a podium finish
However, a closer look at statistics reveals that more than 50% of the Łódź region’s existing stock is less than five years old and it has more than quadrupled in the last 10 years. As a result, Central Poland offers first-rate modern warehouse and industrial infrastructure being a driving force for both local, Polish and international companies which have found an ideal place for their business in the Łódź province,

At the end of the first half of 2023 there was approximately 377,000 sq m of warehouse space under construction in Central Poland, accounting for 18% of the total development pipeline in the country. Only in Mazovia was there more space underway – 448,000 sq m. It is worth emphasising that Łódź is seen by investors as a mature yet prospective market. So there is no shortage of companies that feel confident enough in today’s uncertain times to take greater investment risk and deliver large-scale speculative projects in the region,

Up to 2.5 million sq m of new warehouse space is likely to be delivered in Central Poland in the coming years. This is the development potential of developers’ banks of land in prime urban locations and near key fast roads. Central Poland thrives on logistics
The highest percentage of logistics companies is in the Stryków and Piotrków Trybunalski subregions. Conversely, the percentage share of manufacturers in the vicinity of Łódź (around 33%) is above the regional average. A similar picture is in Koluszki, Kutno and Radomsko, where their share stands at around 39%,

The Łódź province boasts a unique synergy of modern production spaces, big-box distribution centres for e-commerce, including the largest global fashion platforms and marketplaces, as well as logistics facilities operated by the world’s leading third-party logistics providers (3PLs). Location, location, location
The perfect location of the Łódź region has become such an obvious factor that it is no longer an additional category in network study analyses. Recently, however, Łódź has been in the news again following the opening of the S14 expressway, making it the only Polish city with an orbital route of motorways. It is the first large metropolitan area in Poland with a complete orbital route of fast roads that will significantly boost the growth of e-commerce logistics in Łódź and attract more investors to the whole region,
