Global real estate services firm Cushman & Wakefield provided comprehensive advisory services to MonoSol in establishing its new manufacturing plant in Zimna Wódka, located in the Ujazd economic zone in Silesia, Poland. The building is the company’s first self-delivered project outside of the US. Cushman & Wakefield’s services included a full European location analysis, eventual site search and plot acquisition in Poland, technical due diligence and full construction project management and cost management including building inspectors. A complete end-to-end service born from an idea to be closer to European customers through realization and start of production.

Apart from Poland, potential development sites in France, Belgium and Hungary were also taken into consideration. The plot in Zimna Wódka was chosen due to a combination of factors, including a wide range of investment incentives and the well-developed infrastructure in Silesia – a leading industrial and logistics region in Poland with over 600,000 sqm of space currently under construction. Poland also scored most favourably across multiple financial and non-financial metrics,”

The project required close collaboration not only with our client, but also across Cushman & Wakefield. Due to its high complexity, it involved a multidisciplinary team of experts specialized in strategic consulting, industrial real estate agency, engineering design and construction project management and cost management. The project was delivered partly during the C19 pandemic which further increased its complexity, as the client was unable to travel to Poland.
