Takeda’s previous office set the standard for years to come. Its location, the quality of its solutions and its understated elegance combined with a high level of functionality became the benchmark for the search for and design of the company’s new headquarters. Cushman & Wakefield Poland supported the client throughout the leasing process, providing technical advisory and comprehensive project management services, while Massive Design was responsible for the architectural concept. The result is a modern office spanning approximately 1,000 sqm at Studio A, combining functionality, user comfort and sustainable solutions.
Negotiations for the lease of a new office took place against exceptionally challenging market conditions. The constrained availability of modern office space in Warsaw’s Central Business District, which has been Takeda’s preferred location for years due to its accessibility and convenience for employees, presented a significant challenge. Despite the tight deadline, we successfully secured space in a building that meets the highest quality and technical standards. The selected location offers not only a prestigious business environment, but also access to multiple amenities and services beyond working hours, as well as excellent connectivity,”
says Joanna Blumert, Head of Occupier Services Warsaw, Office Agency, Cushman & Wakefield.
More Than Just Japandi
Paying homage to the history of the site, we designed, among other items, an entrance portal to conference rooms that resembles a cast-iron structure with exposed rivets,”
says Paweł Niebudek, an architect at Massive Design.
Massive Design’s experience not only in functionality and design, but also in office fit-outs and its knowledge of the latest technological solutions had a significant impact on the design of Takeda’s new office,”
says Jan Ramatowski, Management Board Member of Massive Design.
The high-quality finishes, furniture and fit-out, combined with excellent workmanship, make the office comfortable, easy and enjoyable to use. What more could you ask for from a workspace?,”
concludes Paweł Niebudek.
Balancing Vision and Budget: The Art of Project & Cost Management
Combining cost optimisation with maintaining the highest fit-out standard required close collaboration at every stage. Thanks to the tenant’s full commitment, the creativity of the architects at Massive Design and the efficient execution by Skanska, we succeeded in creating a space of uncompromising quality and functionality – without exceeding the agreed budget,”
concludes Marcin Golly, Associate, Head of Project Management Poland, Project & Development Services, Cushman & Wakefield.
