A large parking yard for hundreds of trucks, a service facility preparing vehicles for sale and offices supporting clients in Poland and Central Asia – this is DAF Used Trucks Center Warsaw in brief. The facility is located in Urzut, near Warsaw, along the S8 expressway. The Industrial & Logistics and Project & Development Services (PDS) teams of global real estate services firm Cushman & Wakefield combined their advisory and design expertise in project delivery to provide comprehensive support to the investor, PACCAR Financial Polska Sp. z o.o., from plot selection and acquisition through to project management.

Location first
In projects for the truck market, a location must meet two conditions simultaneously – it must provide logistical accessibility and be visible to clients. In our analysis of available plots within the Warsaw agglomeration, we considered their development potential, planning conditions and the technical feasibility of project delivery,”

Purchasing the plot is just the beginning
We had to address challenging soil conditions across the vast project site and design a system for draining rainwater from an extensive paved area. For projects with such a large paved surface, thorough technical preparation from the outset is essential. If geotechnical conditions or drainage are not properly accounted for, problems may arise during construction. That is why we placed strong emphasis on creating a detailed project brief and realistic budget estimates,”
